A Stonegate home on roughly 0.7 to 1.0-plus acres with mature trees and lake frontage has a specific story to tell against a half-acre Cascades lot. Tell it in the price and the marketing, or the market will not tell it for you.

What the small-community effect does to appraisal

Non-disclosure means the appraiser working your file is fighting the same information problem you are. Expect longer conditioning periods, expect the appraiser to reach outside Stonegate for comps, and expect underwriting to lean on lot value and per-square-foot ratios that were not generated inside the gate. Mature dogwoods and hardwood canopy differentiate against every new-construction community currently in the Parade of Homes.

Video and drone become more important, not less, in a non-disclosure market. Buyers who cannot verify sold prices verify presentation, and presentation is where a Stonegate listing either earns its number or does not.
