The Road Out of Stonegate Leads Straight Into Tyler's Busiest Building Season

How many of the businesses within ten minutes of your driveway have opened since spring? If you live in Stonegate and haven't kept a running list, you're not alone. The gate at the entrance and the quiet, tree-lined streets inside it do their job. Once you're through them, it's easy to forget how much is happening just outside.

Paluxy Drive, the road that carries Stonegate traffic south past Loop 323 and Grande Boulevard before it eventually crosses Toll 49, has been the on-ramp to one of the most active stretches of new construction in the city all year. Grande Boulevard ties Paluxy directly into South Broadway Avenue, the corridor anchored by The Village at Cumberland Park, and that corridor has spent 2026 adding restaurants, entertainment concepts, and retail at a pace most residents only catch in fragments, a new sign here, a construction fence there, without ever seeing the whole picture.

The Corridor Behind the Gate

Stonegate's own community description calls it a private, gated neighborhood convenient to schools, churches, and shopping. That last word is doing more work this year than it usually does. The shopping in question sits along South Broadway between roughly the 2100 and 8900 blocks, a stretch that includes The Village at Cumberland Park itself and spills north and south of it. It's the same corridor you'd reach by following Paluxy to Loop 323, then east on Grande, or by continuing straight down Paluxy to where it meets Toll 49.

That geography matters because it means the changes below aren't happening somewhere across town. They're happening on the route most Stonegate residents already drive for groceries, gas, or a Saturday errand.

What's Actually Open Right Now

Some of this has already landed, quietly enough that you may have driven past without registering it:

  • The Duckling Village, an indoor play space for children ages 0 to 11, opened this spring at 8336 Paluxy Drive in the Paluxy Place Shopping Center. It's a locally owned concept built around a miniature village of themed storefronts, a bakery, a market, a post office, a veterinary clinic, designed for imaginative play rather than the usual bounce-house model.
  • Tia Juanita's Fish Camp held its grand opening July 13 at 7011 South Broadway, after a $400,000 renovation of the building that previously housed Razzoo's Cajun Cafe. The MexiCajun menu is new to Tyler, though the chain operates elsewhere in the region.
  • Aztec Urban MX doubled its Tyler footprint this summer with a second location at 2127 South Broadway, giving the Mexican-inspired restaurant another patio to fill.
  • Not everything on this stretch is arriving. The Beef Jerky Experience storefront inside The Village at Cumberland Park, open since late 2016, announced a going-out-of-business liquidation sale in August.

That last item is worth sitting with for a second. Even inside a shopping center this established, tenants still turn over. The corridor isn't just adding, it's also resetting.

What's Still Landing This Fall

The next wave has dates attached, which is more certainty than most retail announcements offer this far out.

Cupbop will be the chain's tenth Texas location, taking over the former Which Wich space. The Collective is a vendor marketplace, individual rented spaces for apparel, home decor, and specialty foods, that held a soft opening in August ahead of its formal celebration. The Yard's 19-hole course sits behind Andy's Frozen Custard, and Par Tee Golf is converting a former car dealership into climate-controlled simulator bays with a pro shop attached.

None of these are speculative. They're permitted, under construction, or already soft-open, which separates them from the announcements that never seem to move.

The One That Keeps Not Happening

Not every project on this stretch is keeping pace. Dave & Buster's was approved for a freestanding, nearly 23,000-square-foot building at 8930 South Broadway, right inside The Village at Cumberland Park, with construction originally expected to start in March 2025 and wrap by early 2026. As of this year, there's been no visible progress at the site, and no updated timeline from the company.

It's a useful reminder that a permit or an announcement isn't the same as a grand opening. The corridor's momentum is real, but it isn't uniform, and residents who've been waiting on that one in particular may be waiting a while longer.

Reading the Retail Signal

There's a reason so much of this is concentrated in one stretch of road rather than spread evenly across Tyler. During the first quarter of 2026, the Texas Comptroller reported roughly $1.3 billion in retail-trade gross sales across the Tyler metro area, about 2.5 percent higher than the same period the year before. BJ's Wholesale Club will be a completely new retailer for the city, expected to create between 100 and 150 jobs once it opens.

As Samuel Scarborough, a Tyler commercial real estate broker, put it in a recent column, "Tyler does not need to be Dallas to have a strong retail market." His point was about the city broadly, but the South Broadway corridor is where that strength shows up first. It's the stretch national chains keep choosing for their second or third bet in this market, not their only one, and that's a different kind of vote of confidence than a single new storefront.

For Stonegate, the practical version of that story is simpler. The corridor at the end of your street isn't winding down. If anything, the pace this year suggests it's still filling in.

What This Means for a Saturday
